A Note From Rick
When someone new lands on our site, the first thing they want to know isn't the strategy. It's whether anyone like them has actually done this. Not a stock photo and a five-star review โ a real person, in a real town, who had the same doubts and went ahead anyway.
That's what this book is. Every chapter is one student's journey: what you were doing before, what nearly stopped you, what the first deal really looked like, and where you've got to since. Including the bits that went wrong. That only works if the people in it are real, which is why every chapter runs under the contributor's real name.
You don't need a big portfolio and you don't need to be a writer. Answer the questions honestly and we'll do the rest.

So you know what you're walking into. Nothing here is a trick question, and almost all of it is optional.
Life before property
Your job, your hours, your money situation โ and how you felt about the next ten years.
What nearly stopped you
Money, confidence, a partner who wasn't convinced, not knowing who to trust. All of it counts.
Your first deal
When, where, what type, how you financed it, and whatever numbers you're comfortable sharing.
What went wrong
Overruns, bad tenants, deals that collapsed, months where nothing moved. Often the most valuable part.
Where you are now
Your portfolio today, and what it's actually changed โ income, hours, or just sleeping better.
What you'd tell the reader
Someone is reading your chapter exactly where you were at the start. What do you want to say to them?
What Happens After You Send It
Three steps, and you can pull out at any point before it goes to print.
You answer the questions
About 20 minutes. We're after the events and the feeling, not polished prose. Skip anything you'd rather not answer.
We read it and reply
Within two weeks. If the timing isn't right for this book we'll tell you that, rather than leave you waiting.
You get 14 days with the draft
We write your chapter and email you the lot. Change it, cut it, or pull out. No reply in 14 days and it goes to print as written.
The Bit Worth Reading Twice
No surprises later. This is exactly what you're agreeing to when you tick the box on the form.
Chapters are published under your real name. This book is about real people and real results, so we can't include anonymous stories. It will be published and sold to the public and used in material promoting it. Once it's in print it can't be unprinted, so please only share what you're happy to have out there permanently. If there are details you'd rather keep back โ an exact purchase price, a street, a lender โ say so on the form and we'll leave them out.
Your 14 days. If your story is chosen, we'll email you the finished chapter and you'll have 14 days to reply with changes or to withdraw. We'll send a reminder before that runs out. If we haven't heard from you within 14 days, we'll take it that you're happy and the chapter goes to print as written โ so please give us an email address you actually check.
We may edit your story for length and clarity. There's no payment for taking part, and everyone featured gets signed copies of the finished book. The full terms sit on the form itself, just above the box you tick.
